The client engaged ArtMade Architects for a waterfront project with an existing Development Approval, facing challenges like site constraints, an existing sewer, sandy soils, and outdated DA design needing updates to meet current standards.
Design response
ArtMade re-evaluated and refined the design, addressing inconsistencies in floor plan layouts, reconfiguring the basement car park, and adjusting the adaptable unit while maintaining the approved external wall parameters. The waterfront location inspired the spatial arrangement, with balconies and living areas oriented to maximize views, and a neutral color palette of whites, greys, and warm wood tones that reflects the oceanfront environment.
Design overview
The design emphasizes efficient layout and waterfront living:
- The top floor features a penthouse unit, while the other floors house two apartments each, over two commercial tenancies.
- Living, dining, and cooking areas face the waterfront, maximizing natural light and views, while private bedrooms are positioned at the quieter rear for privacy.
- Communal open space to the northeast includes seating, barbecue facilities, and planters, fostering a sense of community and sustainability.
