The main challenge involves the R2 zoning restrictions, particularly the limitations on retail use. The client emphasized the need to maximize the pharmacy's street presence for optimal visibility.

Design response

In collaboration with the client and an urban planner, ArtMade proposed a Shop Top Housing development, a solution acceptable to the council. The design incorporated a transitional concept that aligned with both R2 and E1 zoning, featuring a two-story structure with a Mansard roof facing the street and rear. The proposal successfully balanced the need for street visibility, compliance with zoning regulations, and long-term property value.
